What this check is, in plain words
What does the free check read?
Three official maps at the exact point: the British Geological Survey GeoSure ratings for natural ground hazards (shrink–swell clay, landslide, dissolution, compressible and collapsible ground), the planning flood zone from the Environment Agency, Natural Resources Wales or SEPA, and the Mining Remediation Authority coalfield risk areas. Each line says where it came from, and a map that could not be read is reported as unread, never as clear.
Which parts of the UK does it cover?
Great Britain. England has the fullest coverage; Scotland and Wales use their own national flood mappers, which the check reads directly. A Northern Ireland address can be located, but the ground, flood and coalfield datasets behind the check stop at the Irish Sea, so the paid report is not offered there.
Is this a conveyancing search?
No. It is a screening from public data that tells you what the regulated searches are likely to say before you make an offer or instruct anyone. The £19 HomeGround report goes much further than the free check, but neither replaces the CON29M coal mining search, the environmental search or a survey.
